OCTOBER SALE

Effective July 1, 2008 the Oklahoma Legislature passed a bill eliminating the County October Sale. Therefore, we will not have a sale for Certificates.

JUNE RESALE

This sale is always held the 2nd Monday in June from 9:00 a.m. until 4:00 p.m., from day to day, until the sale is completed. This sale consists of property that has already gone through the October sale. June resale is based on taxes that are delinquent for three or more years and have not been redeemed. This property is auctioned off to the highest bidder for CASH ONLY..

Keep in mind, the owner can come in and redeem the property until the deeds are filed in the clerk's office.

The county treasurer's primary function is tax collection. We make every effort to see that tax deeds are issued in accordance with the statues, but the buyer assumes all responsibility and liability on purchase.

You should receive the current year's taxes by December 1st. If not, please contact the treasurer's office, (918) 825-0160.

COMMISSIONERS SALE

The County Treasurer may sell any property acquired by the county under the provisions of resale tax laws after notice by publication. The sale is subject to approval by the Board of County Commissioners, which has the power to reject any and all bids.

Bids must be presented in writing to the County Treasurer's office. The value of the property is usually determined from the last certified tax roll. It is the county's policy not to exceed the total of all delinquencies including interest and costs lost by the county at the resale.

This would be the amount that it against the property, advertising costs, plus $20.00 for filing fees, etc. The Board of County Commissioners make a verbal approval or rejection to save the bidder publication costs, if the bid does not meet the policies and procedures as set out.

On the day of the sale, said property will be sold by the County Treasurer to the highest competitive bidder FOR CASH, or to the original bidder if there be no higher price offered. The sale, in any event shall be subject to the approval of the Board of County Commissioners.

If approval is given, the Chairman of the Board of County Commissioners will execute a deed conveying title to the purchaser of such property and deliver to the treasurer's office for filing. If denied, the sale shall be cancelled and the amount of the original bid refunded. Publication fees are not refundable.

After the deed is recorded, the County Treasurer's office will contact purchaser of the property to pick up the deed.

All documentation regarding this sale is filed as a permanent record and is considered complete.
