SCROLL DOWN AGAIN TO "PAY THIS TAX". SCROLL DOWN AGAIN TO "3RD PARTY PAYMENT PROCESSOR" WEB SITE. THERE IS A FEE FOR THIS CONVENIENCE OF 2 1/2 % IF PAYING BY DEBIT CARD OR CREDIT CARD. YOU MAY ALSO PAY BY PHONE BY CALLING. NO CREDIT CARD PAYMENTS ACCEPTED ONLINE OR BY PHONE AFTER APRIL 15TH. BEGINNING APRIL 16TH WE WILL BE ACCEPTING CREDIT CARD PAYMENTS IN OUR OFFICE. THERE IS A FEE OF 3.19% IF PAYING BY CREDIT CARD IN THE OFFICE.

SEARCHING THE TAXROLL
WHEN SEARCHING THE TAXROLL REMEMBER TO CHECK THE HISTORY SCREEN FOR ANY DELINQUENT PARCELS OR PERSONALS THAT MIGHT BE OUTSTANDING. HOWEVER, ALL OF OUR PERSONAL TAXES ARE CODED WITH THE SAME PARCEL NUMBER ACCORDING TO WHERE IT IS SITTING. WHICH MEANS IF JOE BLOW OWNS 5 ACRES AND HAS A MOBILE HOME SITTING ON IT THAT DOESN'T BELONG TO HIM IT WILL HAVE THE SAME PARCEL NUMBER AS HIS 5 ACRE PARCEL. THEREFORE, YOU MUST CHECK THE HISTORY SCREEN TO VERIFY IF THE PERSONAL TAX IS HIS OR BELONGS TO SOMEONE ELSE. UNFORTUNATELY, IF THE PROPERTY SELLS WE DO NOT HAVE A WAY OF CHANGING THESE SO IT AUTOMATICALLY SHOWS UP ON THE CURRENT OWNERS PROPERTY. WE ARE HOPING THAT IN THE FUTURE WE CAN RESOLVE THIS PROBLEM BUT IN THE MEANTIME YOU WILL PROBABLY WANT TO CONTACT THE TREASURER'S OFFICE ON ANY DELINQUENT PERSONAL TAXES THAT REFLECT ON YOUR CUSTOMERS.
DEEDS ARE FILED IN MANY DIFFERENT WAYS. BE SURE AND SEARCH IN BOTH OR ALL OWNERS NAMES BECAUSE PROPERTY IS SOMETIMES IN THE HUSBANDS NAME AND SOMETIMES IN THE WIFES NAMES.
ALSO CHECK THE DESCRIPTION SCREEN FOR ANY IMPORTANT INFORMATION REGARDING CERTIFICATES. CERTIFICATES ARE A LIEN AGAINST THE PROPERTY AND HAVE TO BE REDEEMED TO RELEASE THE LIEN. YOU WILL NEED TO CALL THE TREASURER'S OFFICE FOR A PAYOFF AMOUNT.
JUST FOR YOUR INFORMATION REMEMBER THAT THE ASSESSOR'S BOOKS ARE FROZEN IN OCTOBER OF EACH YEAR. THEREFORE, IF ANYONE BUYS OR SELLS PROPERTY AFTER THAT TIME, IT WILL NOT BE CHANGED ON THE TREASURER'S RECORDS. THE NEW OWNERS NEED TO KNOW THAT THE TAX STATEMENT WILL GO OUT TO THE OLD OWNER'S NAME AND ADDRESS. IF YOU HAVE PRO-RATED THE TAXES, THE NEW OWNERS WILL BE RESPONSIBLE TO CONTACT THE TREASURER'S OFFICE FOR THE STATEMENT AND THE AMOUNT THAT IS DUE AND THEY WILL BE RESPONSIBLE FOR ANY DELINQUENT CHARGES THAT HAVE ACCRUED; REGARDLESS OF THE SITUATION.
MORTGAGES/ESCROW ACCOUNTS
If you have an escrow account (taxes and insurance included in your payment) with your mortgage company, you SHOULD NOT receive real estate taxes on that property from our office.
All mortgage companies are responsible to supply us with a complete list of all escrow accounts. Due to the high volume of transfers and selling of loans, we do not always receive the most up-date list from the mortgage companies.
When the tax statements are ready to be mailed, we pull out all loan company requests first. The remaining statements are mailed to the property owners.
If you happen to receive a tax statement that is paid by your escrow account, please forward it IMMEDIATELY to your mortgage company. DO NOT PAY THIS FOR THEM.

PAYING TAXES
Taxes are due and payable between November 1st and December 31st. Please check your tax statements IMMEDIATELY upon receiving them to make sure everything is correct and that you have received all of your statements.
If you enclose a self-addressed, stamped envelope, your receipts will be mailed back to you.
You have the option of paying all of half. If you choose to pay half of your taxes, they must be paid by December 31st, and the second half is due by April 1st. If you have not paid your taxes by December 31st, penalty accrues at 1 ½ percent per month until taxes are paid in full. Penalty on second half starts April 1st and accrues at 1 ½ percent per month until taxes are paid in full, up to 18% per year.
Please keep in mind if you pay by mail, we receive thousands of payments during the month of December. Therefore, your check may take some time to clear the bank. This is due to having a staff of five people and we work up the mail in between waiting the counter.
HOW YOUR TAX DOLLARS ARE BROKEDOWN
By now I am sure you have noticed on your tax statement a breakdown of your tax dollars.
By law we now have to print this on everyone's tax statement. This is to inform the taxpayer, as to how much you contributed to the various county entities. Each school district has a different levy. That levy consist of:

The total of the mills makes up the levy in your school district. You multiply that levy per thousand on the valuation of your property. If you live in the Pryor School Dist., your 2007 levy would have been $79.16. If your valuation after homestead were 5000, you would multiply .07916 times the value of 5000. Your total taxes would be $395.80.
Most of these mills are set in stone by the state. They include: county general, county health, county wide 4-mills (the 4-mill money goes to the schools). The county voted the Vo-Tech school on at least 20 years ago. At that time there were 3 counties that voted to support the Vo-Tech. Now there are 7 counties that support and vote to maintain the Vo-Tech school.
Other Information about Assessor's Office
The Mayes County Assessor determines property values and provides notification of valuation. If you have any questions concerning your assessment, please contact the County Assessor's Office at

NEW OWNERSHIP
If you are a new owner of a property, you should contact the County Assessor's office with the correct address to send the statement before October 1st. As they will certify the accounts to our office on approximately November 1st.
DOUBLE HOMESTEAD
The time period for filing double homestead is between January 2nd and March 15th. This must be filed yearly until you reach the age of 65. Your income must be $20,000.00 or less.
REBATES
You may qualify for a rebate if your income is $12,000.00 or less and if you are disabled or over 65 years of age. You must bring in a paid receipt of your taxes by June 30.
FREEZE VALUATIONS
If you are 65 or older and your income is $44,300.00 or less the assessor's office can freeze your valuation until the property is sold.
For each of the above, provide proof of income from the previous year.
100% DISABLED VETERANS
You should receive a letter from the Veterans Affairs regarding your qualification for exemption from paying property taxes. After you receive this letter please take it to the County Assessor to fill out the paper work. This will not take affect until 2006.
ASSESSING MOBILE HOMES
All mobile homes should be assessed between January 2nd and March 15th yearly. You are charged a penalty when you fail to do this. The first year you must bring your title in when assessing your mobile home. The assessor's office needs your title number, vin number, metal tag number and the location of the mobile home. (if you don't own the property, you need to know the landowner's name). Every year after that you can either call or come in to assess your mobile home.
BUYING AND SELLING
When selling your mobile home, bring title to the assessor's office to have form 936 filed out. Then, in the treasurer's office, you will have to prepay the current year's taxes (in CASH). You will receive form gl9-a and a decal for the prepaid year. It is against the law to move a mobile home without prepaying the taxes and getting forms gl9-a and 936.
TAG AGENCY
If your mobile home does not have a metal tag, you should go to your local tag agency and purchase one. The cost is $3.25. You will need form GL9-A from the treasurer's office and form 936 from the assessor's office to purchase this tag. You will also need these two forms when transferring the title from one person to another.
PAYING TAXES
Taxes are due and payable from November 1st to December 31st. You have the option of paying all or half. Decals will not be issued until full amount is paid. If you choose to mail in your payment, please enclose a self-addressed, stamped envelope so we can return your receipt and decal to you.
PERSONAL TAX
Personal tax consists of boat docks, mobile homes, & farm equipment. Personal tax is assessed by what you turn in to the assessor's office. You can contact the assessor's office, 825 - 0625, for their rate.
All mobile homes that are assessed as personal tax must be assessed every year from Jan 1 to March 15. All changes should be reported to the assessor's office as soon as possible.
According to the law, if you fail to pay your personal tax by June 30th, your name will be placed in a lien docket. This becomes a lien against your property. You can also loose your homestead if the personal taxes are not paid by October 1.
According to the Oklahoma statutes, the county treasurer has a statutory duty to collect ALL taxes due Mayes County. Therefore, if taxes are not paid, the county treasurer WILL issue a tax warrant against you.
